Start Before You Need to Move

One of the biggest mistakes tenants make is waiting until the last minute. Start looking early so you understand what rent your budget will cover, which areas suit your lifestyle, how quickly homes are being let, and what documents you may need.

Be Honest About Your Budget

Before viewing, work out a monthly rent that feels comfortable, not just possible. Factor in council tax, utility bills, broadband, contents insurance, travel costs, parking permits and moving costs. A property that leaves you short each month may not be the right fit.

Have Your Paperwork Ready

Good tenants often miss out because they only start gathering documents after viewing a property. Have proof of identity, proof of address, employment details, income information, references, right to rent documents and guarantor details ready so you can move quickly when you find a home you like.

Register With Local Letting Experts

Online portals are useful, but they should not be your only route. Registering directly with a letting agent can give you a better chance of hearing about suitable homes quickly. Explain exactly what you are looking for — move date, maximum rent, preferred areas, bedrooms, parking, pets and must-haves.

Respond Quickly and Treat the Viewing Like Part of the Application

In a busy rental market, speed matters. Respond to viewing invitations as soon as possible. Be polite, punctual and prepared at the viewing — ask clear questions about tenancy length, what's included, parking, move-in date and maintenance. This shows you are thinking seriously about the home.

Know Your Must-Haves and Be Upfront

Split your wish list into must-haves, strong preferences and nice extras so you can make quicker decisions. Be upfront about pets, guarantors, self-employment or credit issues — being honest helps the agent advise you properly and avoids problems later.
